| EMERALD COMMERCIAL, LLC was formed in December 2000 by David E. Behar, David Maimon and Frank Varon. The goal was to create a full-service commercial real estate company whose scope of services would include commercial property management, brokerage, and syndicated investment opportunities within the Pacific Northwest region. The primary catalyst for the formation of our company was the opportunity we had to acquire Emerald City Investment and Management, Inc., a property investment and management firm founded in 1982, whose most notable account was the Fourth & Pike Building in downtown Seattle. Even prior to the completion of our acquisition of Emerald City, we pursued and won the management of another prominent Seattle area property, Pickering Place in Issaquah. Subsequent to that we took on the management of additional properties for Costco (the largest occupant of the Pickering Place complex) which, in total, effectively added approximately 450,000 square feet to the portfolio of managed property that we were purchasing, for a total of approximately 850,000 square feet. Since then, we have nearly doubled that number and now stand at approximately 1.6 million square feet of managed property. In addition to property management, EMERALD COMMERCIAL provides brokerage and investment services, not only for a number of our management accounts but to numerous prominent clients including such significant owners of Downtown Seattle real estate as The Samis Land Company and Diamond Parking Services. EMERALD COMMERCIAL is, first and foremost, focused on maximizing property net revenue for our clients. We strive to accomplish that through a combination of high quality, efficient facilities management and effective leasing. Of course, these two disciplines complement each other, as the condition of the ‘physical plant’ directly impacts the ‘merchandising’ of the property. We have consistently demonstrated our ability to lease available space and retain existing tenants. While we strive to fully understand and internalize the owner’s philosophy for the subject property, where appropriate, we will also make recommendations to an owner, based on our experience in the industry, in order to identify opportunities to enhance operations and property performance. This approach to management has laid the foundation for long mutually beneficial relationships with our clients. Our flexible reporting system can easily be customized to fit individual information requirements for any accounting period or periods, from up-to-the-minute, real-time cash flow reports to year-to-date analyses for any property income or expense category. We understand the responsibilities of agency and comply with all accepted accounting and operating principles and procedures. We handle the day-to-day responsibilities of property management decision-making and, when requested, participate with our clients in planning and executing property management, leasing, and investment strategies.
